How it writes, and why it is not AI

Every sentence comes from templates we wrote by hand, several per paragraph and per tone, filled in with what you enter. A language model writes faster prose, but it also adds what nobody told it: “sun-drenched”, “sought-after”, “stunning”. In a listing, that is a claim about the property. Here, a feature appears only if you ticked it, and “natural light” only if you said so.

That matters beyond style. In the UK, misleading descriptions are an unfair commercial practice under the Digital Markets, Competition and Consumers Act 2024. In the US, the Fair Housing Act bars advertising that indicates a preference for or against a type of buyer or tenant. The templates describe the home, never who should live in it, and say “principal bedroom” (UK) or “primary bedroom” (US).

Three versions, then make it yours

Is this listing description generator AI?

No. It assembles sentences we wrote from the facts you enter. It does not invent features, adjectives or selling points, and it does not send your text anywhere.

Is it free?

Yes, with no sign-up and no limit. It runs entirely in your browser, so it costs us nothing to keep free.

How long can a Rightmove description be?

Rightmove’s customer FAQ gives up to 300 characters for the summary description, up to 32,000 for the full description, and up to 10 key features. On a property card, only the first 165 to 204 characters or so of the summary show, depending on the screen.

How long can a Zillow listing description be?

Zillow’s help center does not publish a character limit. Listings from agents usually reach Zillow through the MLS, and each MLS sets its own limit on public remarks, so check yours before you paste.

Does it follow fair housing rules?

The templates only describe the property and its location. They never describe who the home suits, such as families, couples or professionals, which is what fair housing guidance warns against. You remain responsible for what you add yourself.

Can I write in US English?

Yes. Switch the market to US: the property types, features and spelling change (condo, backyard, primary suite, living areas), and showings replace viewings.
