What virtual staging actually is

Home staging without the truck. Instead of renting furniture and losing a day dressing a room, you photograph it empty and furnish the image. The property does not change; what the buyer sees in the listing does. It matters most on vacant listings, where showings go nowhere because nobody can judge a size with nothing to compare it to.

What you are allowed to show — and what you are not

Furnishing an empty room is accepted practice: no buyer believes the sofa comes with the house. Moving a wall, widening a room or adding a window is a different act — that is misrepresentation, and the agent who signed the listing answers for it. NAR’s Code of Ethics, Article 12, requires members to present a true picture in their advertising. The working rule fits in one line: you may show what can be moved in, never redraw what was built.

Why most tools do exactly the wrong thing

Image generators redraw the whole scene on every render. With no explicit constraint they crop, straighten, and invent an opening because the composition looks better that way.
